What also matters:
- upload
- latency
- stability
- Wi-Fi quality
- coverage in the apartment
- reliability during peak hours
A very fast advertised connection is not necessarily pleasant if the Wi-Fi struggles between the living room and your office.
For a fairly large apartment, a mesh Wi-Fi system can be interesting.
